PUBLIC HOUSING MANAGER – FAMILY PROGRAMJob Summary:Career-oriented, team player, with excellent computer, written and verbal communication skills.
General responsibilities will include assistance with rent collection, fraudulent income investigations, evaluation/inspections of public housing properties, preparation of funding proposals, and the administration of tenant files, income adjustments worksheets, and oversite of resident annual recertifications.
Other responsibilities include coordination of activities involving consulting with local partners and City agencies, local tenant organizations, and government subsidy administrators.Responsibilities:
·Collect 100% of tenant rent and track non-payment of rent issues.
Schedule repayment conferences monthly for residents who do not pay rent.
·Crisis management for property-related emergencies.
·Assist with referrals to outside agencies, and supportive service teams.
·Schedule inspections and resident meetings due to ongoing lease violations.Provide proper documentation to the Director for any required intervention between residents and WHA, whether resident service, housing compliance, or property management.
·Regularly schedule tenant account receivable follow-up meetings with delinquent tenants.
Prepare resident notices regarding late and unpaid rent and assist Director of Operations with ongoing legal cases and possible evictions.
·Attend social services resident meetings with Resident Service Coordinator.
Develop and maintain a comprehensive list of resources (employment, education, social service agencies etc.) available in the community for residents’ benefit.
·General day-to-day property management, onsite review of developments, and coordinate with the Modernization and Maintenance department as needed.
All property inspections and incidents require thorough documentation for audit reviews.
·Maintain accurate records and contact information for all residents, including children and adults.
Data entry, file auditing, and documenting eligible rent deductions and adjustments into the Authority’s software systems is required.
·Quality control of tenant files in preparation for state and internal audits.
·Preform all necessary functions to facilitate tenant “move-in” and “move-out” procedures including informing the tenant of the lease obligations prior to lease signing.
·Work closely with the Executive Director and Director of Operations on seeking out and responding to grant/funding opportunities.
Maintain all grant related files and documentation in preparation for reporting and evaluation.
·Prepare and submit monthly reports to the Director of Operations pertaining to rent collection, overhoused/underhoused households, reasonable accommodations or transfer requests, and lease violation issues.
·Assist staff with tenant selection through the CHAMP state aided public housing centralized waitlist, as needed.
·Follow-up regularly with families that are long-term “minimum rent” households to promote economic mobility.
Identify individuals and families that could benefit from community services and referrals, including rental assistance and job programs.
·Work with Director to discuss housing policy issues impacting the family program.
·Perform other duties as assigned by the Executive Director
