Senior Property Manager

Berkeley Partners

This is a Full-time position in Boston, MA posted November 22, 2021.

Management/Leadership:
Lead and manage a team of property managers, maintenance technicians, and administrative personnel.

Recruit, mentor, train/develop and retain strong talent for the appropriate position.

Develop and maintain a positive and productive team environment.

Effectively monitor, allocate and coordinate staff work functions and workloads.

Conduct regular meetings to review property level issues, service expectations, project deadlines, internal initiatives, etc.

Provide consistent and open lines of communication for team.

Take the lead in implementing regional initiatives and projects as defined by the region.

Identify, communicate and implement efficiencies within the market, region and/or property management practice.
Property Management Functions:

Property Operations
Enforce all policies and procedures.

Maintain compliance by ensuring all property records are maintained in accordance with all legal requirements and Company policies and/or practices

Plan, coordinate and execute general maintenance projects, major repairs, tenant improvement, and capital improvement projects.

Advise, develop, and assist staff with their execution of the same.

Work collaboratively with construction department based on project complexity.

Ensure all complaints, disturbances and violations are investigated and resolved in a timely manner and in accordance with all legal requirements and Company policies and/or practices.

Conduct routine site inspections to ensure that the physical aspects of the properties meet established standards regarding the grounds, curb appeal, risk management/safety requirements (OSHA), cleanliness, and general appearance, and implement corrective measures as necessary.

Conduct and/or ensure that staff is conducting routine inspections of vacant spaces to make sure that they are in compliance with vacant space standards.

Maintain and develop relationships with key townships, municipalities and owners’ associations in which portfolio properties are located.

Assist and advise staff in their pursuit of the same.

Oversee collection efforts for delinquent tenants and provide recommendations on strategic accelerations.

Prepare tenant collection reports.
Budgeting/Reporting
Assist in the preparation of the annual operating budget, review monthly operating reports, and complete monthly forecasts and variance reports.

Ensure accurate and timely monthly and quarterly reporting.

Review and approve all expenditures per stipulated amount daily.

Participate in the development and execution of the overall capital improvement plan for each property in the region.
Customer Relations
Develop and maintain positive relationships with all customers.

Ensure staff proactively responds to customer’s needs and requests.
Vendor Management/Relations
Develop and maintain positive relationships with all vendors.

Initiate, participate and/or negotiate new market service agreements and work to extend/renew existing agreement.

Oversee contractors, vendors, and other service providers including proper documentation and monitoring of vendor performance to assure full compliance with standards established within the service agreement.

Evaluate all service contracts requirements on an annual basis.

Identify and implement opportunities for increasing revenue potential to enhance the asset’s value, optimize return on investment, and promote long term financial growth for portfolios.
Leasing and Lease Management
Work closely with and be an integral part of the leasing team (including procuring and listing brokers, architects, contractors, etc.), to facilitate, coordinate and obtain property level information (TI project cost estimates, zoning and occupancy information/applications, etc.) and perform other various leasing support tasks (site tours, meetings with prospective tenants, etc.) necessary to prepare lease proposals and to complete lease and lease amendment transactions.

Leverage relationships with existing tenants to increase retention; source renewals, expansions and other transactions.

Assist and support the activities and requirements of the other transactional groups, including Construction, Acquisitions and Dispositions.

Conduct and/or ensure staff is conducting a weekly review of all property management and leasing software for continued accuracy including but not limited to Yardi, VTS, Smartsheet, Process Insight, etc.

Pay: $80,000.00
– $95,000.00 per year
