The Regional Marketing Manager is responsible for providing marketing support and expertise, including strategy and planning for effective lead generation, customer experience, and digital marketing, as well as measurement and tracking of the same.
This position provides oversight and assistance with overall marketing efforts including onsite collateral, newsletters, team communications and coaching, etc.
Responsibilities
Serve as primary marketing contact for Onsite and Operations teams which may include assignment of a specific portfolio.Collaborate with Onsite team and Operations on marketing programs that enhance property performance and support portfolio goals.Define and execute marketing strategy, brand evolution, and programs that support achievement of the portfolios business development and financial performance goals by implementing action plans around marketing, advertising, sales, and new development presentations.Oversee and manage UIP brand to maintain consistency across portfolio, where applicable.Assist in acquisition and disposition assignments by managing transfer of digital assets, setup of new advertising and campaign agreements, transition and updates of social channels, and onboarding new team members by reviewing UIP policies, procedures, and practices related to marketing and advertising.Research, define, and launch cutting-edge technology and programs to increase performance and minimize marketing expenses.Project manage the development of community specific digital assets and collateral materials, communication pieces, promotional materials, presentations, websites, reporting and training materials.Provide oversight of ORM and social media initiatives.Provide marketing budget recommendations for acquisitions and supports annual budgeting efforts for portfolio.Oversee property photography projects to include contracting approved partners, use of required VASA and agreements, and maintaining centralized photo library includes new photo shoots, renovation photography, neighborhood, lifestyle, etc.Develop and conduct portfolio trainings for new programs and continuing education of marketing initiatives.Conduct monthly touchpoints, at minimum, with Operations through calls/meetings to discuss client expectations, marketing goals, and marketing support to enhance property performance.Meet with advertising and marketing partners on a regular basis, review proposed service contracts to confirm preferred rates and ideal service levels, recommend creative service providers, monitor and manage advertising suppliers for product performance and service quality, and fine tune services/budgets in place as needed to achieve optimal results that support asset performance goals.Provide technical guidance and support to onsite and corporate teams as well as colleagues to include troubleshooting challenges discovered as onsite teams audit digital ad channels for accuracy.Train, mentor, and coach leasing teams on effective salesmanship and lead management.Develop and manage corporate marketing initiatives.Perform other duties and projects, as assigned.
Requirements
Bachelor’s degree from four-year college or university or equivalent combination of education and experienceMinimum of 5 years marketing experience in the multi-family housing industry including 3+ years experience as a marketing managerExtensive and growing knowledge of the real estate market and competitive landscapeConfident communicator with strong analytical and project/budget management skillsAdvanced computer literacy, including a strong proficiency with Microsoft Office, and knowledge of branding and design principles; experience with Yardi preferredSelf-motivated with a positive attitude, and ability to work collaboratively as part of a dynamic, high-performing team, and adapt well under pressureExcellent written and verbal communication skillsStrong social media and digital marketing skills, including Facebook, Instagram, Twitter, etc., as well as website design and ability to write web contentStrong organizational and multi-tasking skillsAbility to communicate and converse with specific target audiencesCapability of working independently, taking initiative, and being part of a team working collaborativelyProven ability to manage multiple projects in an entrepreneurial, fast-paced, deadline-driven environmentWell-organized with strong customer service, writing and presentation skillsDemonstrates critical, outside-the-box, and creative thinkingAbility to train and coach others to success, while maintaining a roll up your sleeves approach to deliverablesProven ability to negotiate with and effectively manage vendors
