Project Manager

Essential Duties and Responsibilities:* Build and maintain relationships with new and existing customers, peers, supervisors, administrative staff, field craft workers, field supervision, vendors, and subcontractors based on respect, trust and integrity.* Create schedule of values, develop budget; materials and equipment buyout, approve and close purchase orders; approve CAD budget* Subcontractor buyout, approve and coordinate change orders* Negotiate and manage contract scope and changes* Project startup staffing, kickoff; weekly project meetings in addition to owner coordination meetings and schedule maintenance* Project closeout of purchase orders, subcontracts and system warranty letter* Track job costs and final job cost projections* Site mobilization/de-mobilization including original request for lay down area and utility hookup* Project documentation
– accurate and timely RFIs and submittals; deliver submittals to CAD* Coordinate project specific safety requirements with safety superintendent and ensure compliance accordingly* The specific daily tasks may vary by project type, project requirements, and project schedule.Education and Experience* Prior experience as a Project Manager on a HealthCare new build project* Bachelor degree in construction, engineering, or related field AND six years of progressive construction experience; OR* 12 years of progressive construction experience; OR* Associate’s degree and 10 years of progressive construction experience* Experience at the advanced level using Accubid, Microsoft Project and Bluebeam* Familiarity with local municipal jurisdictional procedures with regard to plan reviews, permitting, applicable codes, inspections, etc.Performance Standards* Proficient communication and organizational skills vital.* Ability to multitask, organize and prioritize work assignments.* Proactive work ethic.* Displays strong, positive interpersonal skills resulting in effective communication with employees, clients, vendors and subcontractors* Ability to collaborate with and in the best interest of project teams, accepting accountability and an overall contribution to a positive work environment.Physical DemandsThe physical demands described here are representative of those that must be met for an employee to successfully perform the essential functions of the job.
