We are looking for a highly motivated Project Director to implement WinnDevelopment’s mixed income housing developments by leading in the acquisition, due diligence, financial analysis, permitting/design, closing and construction processes.
Working alongside our leadership team in Boston, the Project Director will serve as the single point of contact for development projects from inception through construction completion.
Responsibilities Coordinate internal/external teams for project feasibility Perform financial analysis and underwriting for projects; pre-development thru construction completion and stabilization (development/operating budgets) Organize and assemble financing applications (State Funding Agencies, FHLB, RFPs, etc.) Represent Winn at meetings with lenders/investors, State and local agencies.
Review loan, equity and regulatory documents Coordinate and lead the financial closing process; acquisition, construction financing and permanent loan financings Manage the construction process; scope and budget, flow of funds, construction timeline, etc.
Responsible for the timely and satisfactory work product by the members of the development team, including; designers, contractors, attorneys, management, etc.
Travel within New England and neighboring states; NJ & NY Requirements 3 – 5 years of relevant real estate and/or underwriting experience, has independently closed and completed 3 successful projects Proven understanding of capital and operating subsidy, Federal and State tax credit programs; LIHTC, HTC, HUD RAD and other Voucher Programs with hands on financial modeling and analysis experience Excellent written and verbal communication skills Project and/or personnel management experience with an ability to manage multiple tasks, deadlines, and priorities Superb attention to detail, high level of accountability, and an ability to work autonomously About Us With 3,000 team members working across 500 locations in 22 states and D.C., WinnCompanies is the 1 manager of affordable housing and a leader in developing and managing mixed-use properties, market rate properties and military housing.
