Position Purpose: Serve as liaison between Property Management / Client Accounting / Strategic Accounts Business Development Manager and key institutional client accounts, ensuring consistent quality of accounting and property management services.
Ensure growth and profitability for Cushman & Wakefield on these accounts.
Job Description Accountabilities: Client Relationships Establish relationships with key members of client organizations.
Seek continual feedback from clients about performance of property management and accounting.
Coordinate resources with other key members of the account team within Cushman & Wakefield – City Leads, Property Management, Accounting, Brokerage, Project Management, etc.
Operations Quality Control Understand the client’s operational procedures to become the single point of contact for the client.
Train on and disseminate client information, procedures, deadlines, etc.
to Cushman & Wakefield’s Asset Services team.
Consistently review and monitor performance and establish Asset Services KPI’s.
Ensure client deadlines and Cushman & Wakefield internal deadlines are met.
For key deliverables, review in advance of delivering to client.
Coordinate weekly transition calls, then shift to recurring monthly operations calls for Property Managers, City Leaders and Geography Leadership.
Provide a recurring update report to the client with feedback, initiatives, improvements, etc.
Accounting Quality Control Establish and document accounting policies and procedures, client targeted.
Ensure consistent and quality financial reporting as measured by client feedback.
Assist with reviews of key items such as CAM reconciliations, budgets, reforecasts, special projects, tenant audits, and other client requests.
Provide additional resources to teams as needed to complete these tasks.
Assist with any required audits, serving as the main point of contact for any outside audit firms.
Work with accountant to setup any parent/portfolio/asset management reporting that may be needed per client request.
Review overall IT systems for each client, ensure functionality and reporting addresses client needs.
Work as liaison with property management team and IT to troubleshoot IT concerns.
Accounting Team Relationship Regularly meet with accounting staff to evaluate staffing, quality control, reporting, P&L matters, and other agenda items.
Help ensure proper staffing and workloads, assist with hiring and HR matters.
Provide feedback to accounting staff for annual reviews and ensure compliance with Cushman & Wakefield and client procedures.
C&W Profitability Manage client P&L, understanding revenue and expense inputs.
Track bill backs and work with accountants and property management team to collect.
Track property-by-property revenue and accounting profitability.
Assist with corrective action for unprofitable properties or assignments.
Ensure correct invoicing to client for reimbursable items such as Yardi licenses, IT costs, or travel.
New Business Opportunities Help identify future business opportunities with key clients, among all service lines.
Assist City Leads and department heads with marketing and pitch materials.
Monitor clients’ acquisition and sale activity for new opportunities for Cushman & Wakefield.
Participate in presentations and other client events with Business Development Client Lead as required.
Minimum Requirements: Bachelor’s Degree (Finance or Accounting preferred) and 5 years of real estate property management or related experience Or any similar combination of education and experience Self-motivated, ability to work with little or no supervision Highly organized and skilled with time management; ability to multi-task Excellent oral and written communication skills.
Portrays confidence with both Strong problem-solving and customer relationship skills Demonstrates initiative and reflects a sense of urgency in daily duties by meeting or improving upon deadlines Advanced understanding of Microsoft Office Suite Basic understanding of the reconciliation process for CAM, insurance and real estate taxes, and lease terms WORK ENVIRONMENT This job operates in a professional office environment.
This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
May be regularly required to travel outside between properties in varying weather conditions.
