Overview: This position leads the portfolio of land projects that are in the analysis and permitting stage.
As a key member of the land development team, the Forward Planning Project Manager provides technical analysis and creative design input for communities early in their planning stage to establish a path for the successful project outcome.
Through managing teams of consultants, will influence the acquisition and early execution planning while then owning the project through the permitting stages prior to handing over to the execution team.
The Forward Planning Project Manager will be the liaison between Beazer Homes and Governmental Agencies and be responsible for coordinating and processing all approvals necessary to then progress site development and build homes within the new communities.Company Overview: Beazer Homes is committed to employee wellbeing and life-work balance, offering development opportunities, a flexible time-off program, and an industry leading parental leave policy.
Primary Duties & Responsibilities: Contract and manage consultants as needed, which may include civil engineers, architects, structural engineers, landscape architects, utility consultants, land use attorneys, title company, surveyors, and HOA managersReview and analyze risks for proposed community (environmental, entitlement, engineering) along with identifying site development standards, opportunities and constraints.Establish the technical Project Design Basis for each proposed community during due diligenceCoordinate with Land Development counterpart, engineers, and land use attorneys to establish the initial project estimate and schedules for potential land dealsPrepare and submit applications for planned developments, rezoning, tentative maps, and design reviewMaintain entitlement processing and project schedules.Act as liaison with local, State, and Federal agenciesAttend public meeting and hearingsSpeak with interested parties near community projects, understanding and anticipating needsServe as Director on Homeowner Association and Condominium Boards; may attend Homeowner Association meetings.Support project closeout and handover to community residents along with bond exoneration Education & Experience: College graduate, with degree in engineering, architecture, or land planning preferred.At least 3-5 years of experience in construction and/or development with knowledge of engineering drawings and setting schedules for development Skills & Abilities: Exceptional communication and time management skillsSolid understanding of Civil Engineering Principles, fundamental Real Estate and Urban planning conceptsProven ability to manage multiple priorities in efficient and accurate mannerConsistently shows attention to detailMust be able to work with minimal supervision.
Position may require flexible work hours and limited local travel.
