Job Description
IMMEDIATE SUPERVISOR: Director of Operations
Summary:
Scheduling, supervision and implementation addressing the maintenance, preventive maintenance of the physical plant, (HVAC), exterior and interior maintenance of the property.
Direct supervision of the maintenance and janitorial staff responding to the housekeeping and resident service request, also addressing any vendor or contractor services of all properties under GSDC when applicable.

Essential duties and responsibilities:
Schedule and perform all resident and staff originated work/repair requests.
Semi-Annual residential unit inspections and perform resulting work on demand
Mechanical and structural property inspections and scheduling work orders as required
Vacant unit inspection, preparation and supervision of maintenance and janitorial staff
Preventive maintenance planning and routine work schedule for maintenance team
Ensure all regulatory code compliance
Preparing, issuing, prioritizing of all work orders issued and follow-up inspection of completed work
Promptly respond to all building emergencies
Ability to be on call 24/7
Maintaining management summary of all work completed
Routine and preventive maintenance work on all mechanical and structural equipment
Act as administrator for computerized work order program
Perform Routine inspections of building exterior and property grounds
Ensure department productivity standards are maintained
Regularly reviews the performance of the maintenance and janitorial staff
Perform routine inspections of building interior and exterior
Performs department quality inspections
Organizing and scheduling work for outside contractors
Ensures department standards
Maintaining of all major systems throughout building (i.e.
HVAC) and emergency systems (i.e.
sprinkler system, lighting)
Assistance with repair and work order requests when warranted to maintenance team
Ensures housekeeping cleaning standards are met and maintained
MINIMUM EDUCATIONAL DEGREE REQUIRED x High School x Vocational
EDUCATION AND/OR EXPERIENCE
Assuming the education checked above, how much experience and training would be required to achieve minimum performance on the job:
Required: Associate or Technical degree in a related field
2 – 3 years of related facilities or building maintenance experience
At least one year of experience with CMMS Computerized Maintenance and Management Systems
Life Safety/Fire Safety basic knowledge, General Knowledge of OSHA and regulatory requirements
2 years supervisor experience
COMPUTER SKILS
Required: Basic skills in Microsoft Word, Excel & Power Point
Preferred: Realpage Facilities Maintenance Software or other Facilities Maintenance Software
CERTIFICATES, LICENSES, REGISTRATIONS
Must have valid State of Illinois Drivers License

Pay: $55,000.00
– $70,000.00 per year
