We have acquired the most technologically and physically advanced resources available to meet the growing needs of our customers.Job Title: Projects Manager EsitmatorJob Summary: This position will provide technical support to the sales team throughout the preconstruction/pre-sales process including job walks, plan & specification scope development, proposal writing, budgeting, estimating, project schedule preparation, value analysis, regulatory compliance, material takeoff and labor hours for all types of construction delivery methods involving HVAC systems retrofit, major service repair and piping.

Review construction documents and/or prepare sketches on the proposed retrofit solution and prepare the final estimate package to insure accuracy and completeness prior to formal proposal submission.

Management of active projects, Field Labor and assistant Project Manager scheduling.Essential Duties and Responsibilities: EstimatingPrepare completed estimates, perform field surveys, quantify piping takeoffs, obtain vendor equipment pricing and solicit bids from subcontractors.Ability to Plan, Spec, and Value engineer Mechanical Systems.Ability to develop bid strategies and closing of mechanical estimatesAbility to prepare a procurement plan for buying out the suppliers, subs, terms and conditionsDesign and value engineer the replacement of existing mechanical systems.Understand and contribute to risk and contingency assessments.Review estimates with VP of Operations and/or President.Ensure all RFE are completed accurately and in a timely manner, and, when appropriate, submit comprehensive cost saving alternative solutions.Negotiate and order equipment and material from vendors, monitor status to ensure equipment will arrive as scheduled.Negotiate and prepare subcontractor agreements, monitor job progress of subcontractors to ensure they are meeting project milestones.Prepare project construction schedules and manpower requirements.Control field labor on projects to ensure adherence to labor budgets and project milestones.Review piping layout plans and construction methods with job foreman so that the project is completed within defined budgets and time schedules.Review vendor/subcontractor submittals to ensure adherence to project specifications and requirements.Maintain accuracy of the work-in process (WIP) status reports including change orders, budget transfers and cost-to complete estimates.Ensure that projects are billed per contract terms.Ensure that projects meet the standards and specifications as bid and the customers are satisfied with the final product.Provide timely documentation to customers of issues that negatively affect Fluidics’ ability to complete the job on time or cause Fluidics to incur additional costs.Ensure all cost accounting is current and accurate.Communicate with Sales regarding status of estimates, progress of jobs and customer issues and concerns as they arise.Ensure compliance with all company policies and procedures.Review operational procedures and implement changes as are required.Establish and maintain good client and subcontractor/vendor relationships.Evaluate project at completion to understand where overall project efficiencies were or could have been achieved.

Project ManagementReview, analyze, accept, or reject project estimates and preliminary contract budgets prepared by Estimating; correct estimates when justified and with the VP of Operations approval.Schedule and attend pre-planning turnover conferences promptly upon award.Prepare preliminary project construction schedules, cost breakdowns, and cash flow analysis and other computer-generated project management tools.Develop piping layout plans and construction methods that enhance the satisfactory completion of assigned projects within defined budgets and time schedules.Ensure that all project materials and equipment are purchased by Purchasing or the Project Manager; release equipment and materials for delivery; supervise shop-drawing submittals; and monitor status.Ensure that all subcontracts are negotiated and written by Purchasing or the Project Manager as appropriate; monitor job progress ofsubcontractors; ensure that proper scheduling is maintained; and billing to owner iscurrent.Maintain accuracy of work in progress status report including change orders, budget transfers, and cost to-complete; note deviations.Control field labor on projects; coordinate manpower levels with Labor Coordinator.Promote customer satisfaction; upon completion of projects, obtain letter of recommendation.Ensure that projects are billed as often as allowable (minimum monthly) and all appropriate paperwork accompanies the bill; enforce prompt invoice payment; monitor current status of all payment that are due; expedite as necessary.Obtain invoice pre-approval from owners whenever possible.Obtain all justifiable change orders on projects; negotiate with conformance to the company integrity policyDocument delays and time extensions.Negotiate and commit the company to changes in the contract only with the approval of the VP of Operations or the President.Accept and perform special assignments as required.

Qualifications: Minimum of 3 years’ experience estimating and/or project management of HVAC installation projects.Knowledge of materials, methods, and the tools involved in the mechanical retrofit of commercial buildings hospitals, data centers, and universities.Have competent technical knowledge of the construction means and methods of mechanical construction including retrofit projects, budgeting, monitoring manpower, scheduling, phasing and planning.Ability to read and understand engineered drawings, specifications, RFQ’s, RFP’s and bid documents as related to the HVAC mechanical trades.Knowledge of relevant codes, policies, procedures, and strategies to promote compliant projects within Federal, State and Local regulations.Ability to plan, organize, coordinate, direct, and control all aspects of the bidding process.Ability to work with the customer to find mutually satisfactory solutions to difficult issues.Ability to work with management and professional sales forceProficient in Quickpen, Microsoft Excel, PowerPoint, Project and Word.Excellent communication skills – verbal and written.The highest level of professional and ethical behavior is expected at all times.
