Development Services Project Manager

This is a Full-time position in Middleton, WI posted December 22, 2021.

Position Summary:The Development Services Project Manager (DS-PM) will work closely with the Vice President of DSA to assure all new development projects are successfully completed, closed out and ready for stabilized operations.

The goal is for the DS-PM to manage multiple projects to affect the timely conversion of financial sources and accurate reporting of stabilization metrics.

The position will work collaboratively with all Commonwealth departments as well as with external partners including investors, lenders, housing agencies and consulting professionals.Essential Functions:+ Work closely on various projects throughout a multitude of states with Commonwealth Developers on numerous aspects & phases of projects including but not limited to:+ Request for Proposal’s (RFP) for site acquisition+ Grant/State Agency Applications for Low Income Housing Tax Credits (LIHTC) and other soft source applications including Federal Home Loan Bank-Affordable Housing Program (FHLB-AHP), Rental Housing Development HOME, Housing Trust Fund (HTF), etc.+ Equity/Loan closings ensuring projects close-out on or ahead of schedule;+ Assist DS-Senior PM, VP-DSA, SR VP and Regional Developers with the post-completion financial conversions/closings in conjunction with agencies, lenders, investors, legal counsel and other project team members;+ Manage project timelines;+ Coordinate due diligence submission;+ Perform some limited financial analysis;+ Effectively communicate relevant project information to senior project team members;+ Track and report initial occupancy to investors and lenders;+ Maintain insurance requirements during development period.Qualifications:+ Associates degree required;+ Bachelor’s degree strongly preferred;+ 2 years minimum work experience in affordable housing (LIHTC), real estate development; or 4 years work experience in a related field such as commercial lending, housing agency, accounting or paralegal.+ Extremely detail orientated;+ Strong organizational, communication, interpersonal and writing skills;+ Strong computer skills with proficiency in Microsoft Office software, including Excel;+ Self-motivated;+ Ability to work in a team environment from a remote (non-corporate office) location;+ Some travel by car and plane to project locations;+ Knowledge of HUD and/or Low-Income Housing Tax Credit (LIHTC) programs is a plus;+ To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
