Development Project Manager

If so, the Development Project Manager role may include, but is not limited to, the following: SCOPE OF POSITION Highly motivated self-starter with a proven record of handling multiple responsibilities, projects and initiatives of varying scope and delivering high quality results within defined timelines.

The Development Project Manager is responsible for overseeing all aspects of the project delivery from design, permitting, construction and post-construction.

The Development Project Manager shall be responsible for contractor management and oversight including ensuring budget, schedule and quality control.

ESSENTIAL FUNCTIONS AND PRIMARY RESPONSIBILITIES Primary role will be to oversee project execution through close coordination of design and consulting professionals and the project construction teams Own and regularly update the development level project budgets and schedules Track, prioritize and manage resolution of RFIs, Design Updates/ASIs and general project issues.

Lead and assist, where necessary, permit issuance, updates/revisions Develop and maintain project schedules and matrices for: plan drawings and specifications, ASIs, RFI’s and Change Orders to allow efficient and organized project and construction management Oversee and coordinate interaction with local and state regulatory agencies along with utility providers Track, review and approve Change Orders, Contractor and Consultant billings Lead, manage and coordinate buyer options and customization for each home in a Homeowner Liaison capacity between Buyer and General Contract.

Act as the primary project contact relative to custom changes, buyer punch, turnover, along with warranty period coordination between buyers and the General Contractor.

Maintain an onsite presence, 3 per week, to ensure an omniscient level of understanding as it relates to project execution.

Attend and/or lead Owner / Architect / Contractor meetings.

Perform Development Project Manager duties at multiple job sites, simultaneously.

Assist in hiring sub-tier employees, as requested by Manager(s).

Other tasks, responsibilities and projects as assigned by Manager(s).

JOB QUALIFICATIONS 5 years relevant work experience An undergraduate or graduate degree in construction management, real estate, planning, finance or related field Ability to read, understand and scrutinize residential and commercial design documents The ideal candidate is a person that demonstrates they are able to work in a team environment, driven, reliable, honest, accountable and extremely well organized, proven ability to prioritize and manage numerous projects/initiatives simultaneously This individual needs an innate ability to take a very high level of “ownership” in each project Phone skills/interpersonal skills: be able to professionally interact with clients, architects, consultants, contractors, vendors, and capital partners Required to have a reliable vehicle as certain tasks will require traveling within the region, including in inclement Tahoe weather Advanced working knowledge of Microsoft Office with an expert level command of Microsoft Excel Working knowledge of project management software (CMiC experience is not required but is a plus) Ability to speak effectively before groups of customers or employees of the organization The position requires the ability to build, analyze, read, understand and work with financial spreadsheets, models, proformas, budgets, cost estimates and related numerical information There will be extended periods of time spent in an office at a desk, however, the position also requires the extended periods of work onsite within properties and/or projects which are under construction and exposed to outdoor elements/conditions at altitude (
– 7,000′).
