This is a Full-time position in Las Vegas, NV posted February 10, 2022.

COMMERCIAL PROPERTY MANAGER

The Commercial Property Manager will manage and direct the operations of each property to which assigned, at the least possible cost to produce the maximum return on the investment dollars, maintaining the property at the established levels of protection, care and maintenance.

Responsibilities and Duties

  • Serve as primary point of contact between Landlord/Tenants; manage all day-to-day property operations.
  • Resolve tenant issues, prioritize requests, investigate and reconcile grievances, and assure compliance with all lease terms. Respond to all tenant inquiries/concerns as needed and coordinate work orders with vendors. Assist with tenant rent collection.
  • Drive the bidding process and handle vendor negotiation of service agreements and the overall monitoring of vendor performance to assure full compliance with standards established within the service agreement. 
  • Establish and monitor preventive and ongoing maintenance schedules. 
  • Secure bids for capital expenditures, solicit approval and implement the same. Act as liaison between Landlord and Tenant during build-out phase of tenant suites.
  • Manage processes related to property maintenance, tenant and vendor certificates of insurance, lease estoppels/SNDAs, insurance claims, parking, signage, and safety matters.
  • Regularly visit properties and inspect all common areas and vacant space. Oversee all required inspections by municipalities, lenders, insurance companies, etc.
  • Assist in the takeover process of newly acquired properties including notices to owners, tenants, vendors, insurance companies, gathering property information and documentation from previous owner/management company, transferring all utility accounts, taking property inventory and rekeying property if necessary.
  • Prepare annual property operating budgets; submit to Landlords for comment and approval.
  • Prepare annual common area expense reconciliations for each property under management; audit CAM charges throughout the year to ensure tenants are billed appropriately based on actual expenditures.
  • Work directly with the property accounting team on the preparation of monthly and annual property financial packages and prepare monthly financial report package as per the parameters of the property management agreements.
  • Review, code and approve payables and receivables.
  • Process and maintain all security deposits.?Track & instruct accounting regarding disposition of security deposits.
  • Build and maintain Tenant and Landlord relationships.
  • Perform other duties and special projects as assigned.

Qualifications and Skills

  • Bachelor’s Degree.?CPM or RPA designation a plus.
  • REQUIRED – Minimum 5 years of property management experience, preferably in commercial management.
  • REQUIRED – Valid Nevada Real Estate License and Property Management Permit.
  • REQUIRED – Valid Nevada Driver’s License.
  • Proficiency in Microsoft Office Suite, Yardi Voyager, and Avid Xchange.
  • Experience with Landlord/Tenant law, related legal processes and basic property accounting.
  • Strong organizational skills; detail oriented; ability to multi-task.
  • Ability to maintain confidential information.
