The Assistant MaintenanceSupervisor is responsible for assisting the Maintenance Supervisor in overseeingthe overall maintenance of the community, including repairs, the make-readyprocess, and preventative maintenance.
Our ideal candidate will be a customerfocused team player who is committed to meeting community goals.EssentialFunctions:Assist the Maintenance Supervisor in supervising andscheduling maintenance activities, such as make readies and service requestsMonitor and prioritize service request and tasks, identify andexpedite emergencies that should be top priority, and monitor workloadthroughout the day to make sure that tasks are completed timely and efficientlyPerform preventative maintenance on community and apartmentappliances and equipmentPrepare vacant apartments for move-in, including completingany necessary repairs or replacementsAssist with managing the make ready process by walkingvacant apartments after move-out to determine make ready needs, communicatingwith vendors and monitoring progress, ensuring that all repairs andreplacements are completed, and notifying the Community Manager when the makeready process is completeMonitor repairs that are continuously repeated and work withthe team to determine a cause and course of actionRespond to and completing service requests includingrepairing and replacing appliances, plumbing systems, and air conditioning,heating, and electrical systems, etc.Ensure upkeep of community appearance by replacinglightbulbs, removing trash and litter, painting and performing repairs Accurately complete records in OneSite regarding servicerequests, preventative maintenance, and make-ready of vacant apartmentsProvide excellent customer service when interacting withresidents, guests, and vendorsIdentify any issues regarding safety, hazardous conditionsor maintenance needs in the community and correct them or report them to the MaintenanceSupervisorAssist in training and developing the community’smaintenance staffAssist Maintenance Supervisor with maintaining adequateinventory of supplies for repairsAssist with grounds keeping, pool maintenance, housekeeping,distribution of notices, apartment inspections, and other tasks as neededMaintain overall organization and cleanliness of work areasand maintenance shopsQualifications:High school diploma and some college or trade schoolpreferred1 year of general maintenance experience, at least 6 monthsof apartment maintenance experience required EPA certification Type I, Type II, or Universal required; CPO certification preferredMust be able to perform tile work, carpentry repairs, andall facets of the apartment make-ready processMust be able to troubleshoot and repair HVAC equipment,plumbing systems, electronic systems, all major appliances, pool and spaequipment and other systems on community Certified Apartment Service Technician (CAMT) preferredMust have certifications/permits required by city or stateto perform job responsibilitiesMust have valid driver’s license, dependable transportationand be able to accommodate a rotating on-call schedule Ability to work a varied schedule including weekends andholidays as requiredAnd here’s the fine print HR wants you toknow:Will be exposed to constant activitythat requires intermittent standing, bending, crouching, pushing/pulling,lifting/moving/carrying (light to heavy weight material/appliances/equipment upto 50 lbs.), climbing ladders/stairs, and walking on rooftops.
Requires manual dexterity sufficient tooperate small-motorized equipment (i.E., repetitive hand/wrist, griping andelbow motion).
Must have normal range of hearing,vision, color discrimination and depth perception for proper operation ofmachines and equipment.Must be able to complete tasks wearingappropriate safety equipment (i.E., goggles, masks, gloves, etc.).
Must be able to read and write inEnglish at intermediate level to read diagrams, meters, instructions, etc.
Must be able to apply common senseunderstanding to carry out instructions and plans.
Deals with standardized situations withoccasional or no deviations from standard procedures.
Requires public contact and excellentinterpersonal skills.Will be exposed on a regular basis tooutdoor environment (i.E., heat, cold, damp, rain, etc.).
Will also have lightto moderate exposure to injuries (i.E., chemicals, electrical, machinery,tools, lifting, etc.).
Will be exposed to some low-level noisewhen using power tools.
