Head of Real Estate – Family Office

20/20 Foresight Executive Search

This is a Contract position in Garden Ridge, TX posted September 19, 2020.

POSITION SUMMARY We are looking for a Head of Real Estate that will be responsible for the leadership and management of the entire real estate organization of a family office in San Antonio, TX.

The position will be charged with setting investment and operational strategies and ensuring that those strategies are executed by all members of the team.

Specifically, the position will be in charge of all functional areas of the real estate organization, including Investments/Acquisitions, Development & Design/Construction and Asset & Property Management, with corresponding direct reports.

The position will be part of the executive team of the company, reporting directly to the President and CEO.

DUTIES & RESPONSIBILITIES Internal Operations & Administrative: Forming, staffing, guiding, leading and managing an organization sufficient to accomplish the strategic business plan and company’s objectives.

Leading, guiding, directing, and evaluating the work of other executive leaders and directors.

Creating, communicating and implementing the organization’s vision, mission, and overall direction after alignment with the Parent Holding Co.

Making sure that the direction is communicated on a level that allows every employee to feel as if they are part of something bigger than themselves and that their role is strategically important to the organization.

Direct the Real Estate organization to deliver on financial goals, objectives, and budgets aligned to the Strategic Objectives of the organization.

Encourages and facilitates the application of company policies and procedures while encouraging continuous improvement of programs and processes to make optimal use of resources meet fiduciary and company standards.

Guides and integrates the Real Estate team’s efforts to align all business processes and reinforce organizational structure to ensure the effectiveness of major programs and initiatives by focusing energies and operations to achieve agreed upon objectives.

Acquisitions & Investments Create or execute an existing strategic plan for the acquisition activities of the company and get approval of such plan from the Senior Management of the company.

Lead, manage and in some cases individually source, negotiate and close acquisitions that meet the business investment criteria.

Responsible for identification and acquisition of investment opportunities of existing assets and/or developable land.

Manage, assist and occasionally perform financial analysis, modeling, valuations, performance measurements and the due diligence process.

Assist and in some cases manage asset-repositioning plan as needed.

Manage disposition of any assets targeted for sale including selecting brokers, performing asset review including appropriate marketing methods and pricing, approving content, quality and timing of offering materials.

Lead response and negotiation efforts through execution of purchase and sale agreement, due diligence, closing and post-closing activities.

Development and implementation of strategic business plan for specific assets and department.

Oversight and training of other team members, especially in financial analysis, credit analysis and sourcing of transactions.

Development & Design/Construction : Design and implement strategic development initiatives, including sourcing, underwriting/diligence, entitlements, design and construction.

Collaborate with the acquisition team in vetting, due diligence, future positioning and conception of any potential new assets and/or developments and JV partners and JV projects.

Assist and oversee the design, and feasibility of development projects; including planning, financial analysis, capital structure, consultant team creation and strategic partnership oversight.

Oversee the development process regarding timing, implementations and deliveries.

Asset & Property Management: Overseeing the operations of the portfolio of commercial and corporate real estate holdings through leadership / direction of the property and asset management department leaders: Develop a comprehensive asset management plan for company’s growing portfolio of multi-family, senior housing, industrial properties in addition to the company’s distressed loan assets.

Manage the budget for assigned properties, including preparing the annual operating and capital budgets; review the accuracy of budget input into the accounting system; review progress against the operating and capital budgets on a monthly basis and re-project as necessary.

Provide leadership to property management function.

Manage and support leasing function and efforts, and where appropriate lead efforts on new leasing and renewals.

Analyze financial aspects of leases, tenant financial statements and property economics Manage the financial reporting and fiscal control of all owner-controlled properties, including preparing monthly and quarterly reporting packages.

Capital Markets & Investor Relations: Oversight of the development and implementation of capital strategies for the firm and its affiliated entities.

Develop and maintain an in-depth understanding of the company’s capital strategies and functions.

Build and maintain relationships with institutional capital partners.

Regularly market the firm to equity investors.

Develop policies and strategies for financial management including all revenues, expenses, endowment funds, and investments.

Seek out opportunities to improve organizational operations and shift organizational philosophy to integrate departments and programs to function as a strong, cohesive operation.

Regularly present to investors: Market our investment strategy and funds to existing and prospective investors.

Build investor confidence in the Firm’s ability to create value for the equity investor clients.

Proficiently explain these strategies and execution methodologies to our investor clients and advisors at a level of sophistication that is befitting of the investors.

QUALIFICATIONS: A seasoned, experienced executive with a minimum of fifteen (15) years experience in the areas of real estate development, asset management, operations, accounting and finance.

Bachelor’s degree from an accredited institution in business administration, finance, or real estate.

An MBA with an emphasis on finance, business or real estate is a plus.

Must possess strong financial analysis skills, including detailed discounted cash flow and IRR analysis experience utilizing Excel or similar programs, and demonstrated ability to analyze and implement complex financial models and structures and evaluation of corresponding risks.

Full P&L responsibility from a similar operation.

Proven experience in leading people, programs, and processes and a proven track record in operations and finance.

Proven leadership and team building skills.

Ability to build consensus, rally support around common goals and to motivate groups and individuals.

Proven negotiation and mediation skills.

Ability to overcome obstacles to cooperation and to foster harmonious relations.

Demonstrated ability to analyze and interpret complex documents and respond effectively to the most sensitive inquiries, and to negotiate and interface with a diverse population.

Proficiency in MS Office Word, Excel, Outlook, Power Point, One Note, Sharepoint, Teams and Visio preferred.
