SummaryThe primary purpose of the maintenance assistant is to perform the day to day duties in the Maintenance Department in accordance with the current federal, state, and local standards, guidelines, and regulations governing the facility. Also, as directed by the Administrator and/or Department Manager, to assure that the facility’s physical plant equipment is maintained in good working order and grounds are kept clean and safe at all times.PRIMARY RESPONSIBILITIES AND ESSENTIAL FUNCTIONS:* Perform day to day maintenance duties as assigned* Repair and paint resident rooms, common areas as directed by supervisor* Assist with minor repairs of facility plumbing, heating, and mechanical systems* Performs floor care tasks such as buffing, scrubbing, rinsing, and waxing* Changes light bulbs, washes exterior windows, sweeps walks and parking lots* Assists housekeepers with heavy cleaning tasks as requested* Operate lawn and snow removal equipment; keep exterior areas and grounds attractive and in safe condition (remove limbs from trees, remove refuse and other hazards, etc.)* Assure that assigned work areas are maintained in a clean, safe, and sanitary manner* Assure that established infection control and universal precaution practices are maintained when performing maintenance procedures* Report all hazardous conditions or equipment to your maintenance supervisor* Follow established fire safety policies and procedures* Dispose of refuse daily in accordance with our established sanitation procedures* Keep work/assignment areas free of hazardous objects, unnecessary equipment, supplies, etc.* Be able to operate light power equipment such as lawn tractor, push mower, weed eater, floor buffer, and miscellaneous power tools* Required to perform tasks outside in possibly adverse weather conditions, such as mowing grass during hot weather, shoveling and plowing snow during cold weather* Assure that work/maintenance schedules are followed as closely as possible* Report all accidents/incidents to your supervisor no matter how minor they may be* Coordinate daily maintenance services with nursing services when performing routine assignments in resident living areas* Follow established safety precautions when performing tasks and when using equipment and supplies* Report all hazardous conditions or equipment to your supervisor* Assure that equipment is cleaned and properly stored at the end of the shift* Keep supervisor informed of supply needs* Report all equipment malfunctions or breakdowns to your supervisor as soon as possible* Clean work/supply carts, equipment, etc. as instructed* Other duties as assignedQUALIFICATIONS* High School Diploma or equivalent* Ability to read, write and follow instructions* Experience in performing minor maintenance
