Building Maintenance Technician: Under general supervision by the Supervisor and Senior Building Maintenance Technicians, the Building Maintenance Technician operates, maintains, and services basic building walls, doors, flooring, plumbing, steam, vessels, pumps, motors, fire protection, nurse call, and other building systems.
Ensures proper care in the use and maintenance of equipment and supplies, and promotes continuous improvement of workplace safety and environmental practices.
Qualified candidates will possess:
• High School Diploma or GED Required
• 1 year of trade experience in building maintenance
• Valid Driver’s License
• Working knowledge of basic repairs on electrical systems and fixtures, plumbing systems, and mechanical equipment in a commercial building
• Working knowledge of wall repair, patch and paint following infection control guidelines in a health care environment
• Ability to understand and follow oral and written instructions
• Ability to perform manual tasks requiring dexterity
• Ability to work well with others
• Strong customer relations skills

Work Schedule: Mon-Fri 7:30A-4P with occasional weekends and evenings Performs a variety of preventative maintenance (e.g., carpentry, electrical, mechanical, and plumbing) tasks as required and assigned, such as, checks and repairs basic electrical fixtures, including fuses, switches and outlets; replaces electrical switches, light bulbs, and fluorescent light tubes; checks and repairs basic plumbing fixtures, including spigots, traps and washers, and pipe fittings; makes minor repairs on mechanical equipment, such as furnaces, air conditioners, fans, pumps, gear boxes and conveyors; cleans and lubricates moving parts; packs glands; and performs various other preventive maintenance on mechanical equipment.
Follows approved purchasing methods to purchase repair parts, tools, and supplies as needed to perform assigned tasks.
Hangs doors and installs related hardware fixtures; repairs broken windows; installs paneling and tile floors; builds forms and performs other rough carpentry jobs; repairs roofs, patches cement and performs other repair work on building exteriors; mixes paint, helps prepare surfaces for painting, paints indoor and outdoor surfaces and trim as directed Assists senior maintenance technicians to coordinate outside contractor support as needed or assigned to facilitate the completion of repairs and projects too large to be done in-house.
Obtains appropriate approval from Leadership and properly documents transactions.
Assists master-trades personnel on difficult projects in performing more complex repairs.
Provide EMS/BAS oversight to ensure building maintains maximum comfort and maximum energy set points and setbacks.
Diagnose and repair of Direct Expansion (DX) HVAC equipment, ice machines, Commercial Air Handling Equipment (AHU), Variable Air Volume (VAV) for both variable volume and constant volume ventilation equipment.
Researches and selects materials for HVAC systems installation, repair, and maintenance Assist senior maintenance technician in interpreting as-built building blueprints and recommends system modifications for remodel projects in accordance with applicable regulations Performs other duties as assigned, including snow removal Tobacco Statement Tobacco use is a well-recognized preventable cause of death in the United States and an important public health issue.
