Qualifications:
What you will need to succeed:
Bachelors Degree strongly preferred
Minimum of 5 years of construction/renovations management and maintenance operations experience within multi-family
Valid drivers license
Construction experience to include MEP, structural, property amenity, and interior renovations.
A proven ability to execute projects effectively at 5 or more sites concurrently.
Capacity to decompose project costs into smaller building blocks.
(i.e.
labor/materials & unitary cost analysis)
Highly motivated, strong negotiating skills
Highly organized and effective at managing contractors to deliver work on time & within the budget
Ability to work autonomously, be proactive, and multi-task.
Strong work ethic, integrity, and ability to thrive in a dynamic entrepreneurial environment.
Comfortable in a collaborative team-based setting.
Excellent interpersonal, verbal, and written communication skills.
Proficient with technology to effectively track and manage projects.
Ability to travel within assigned regional area

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
While performing the duties of this job, the employee is required to sit, stand, bend, walk use hands and fingers to control objects, reach with hands and arms, climb stairs and ladders, balance, stoop, kneel, crouch, crawl, talk, and hear.
The associate must be able to lift 25 pounds individually and up to 50 pounds with assistance devices (dollies, hand trucks, additional persons).
Must be able to see and read to complete forms, read reports, and visually determine the correct working order of physical aspect of units and other property facilities.
Frequently needs to see small details.
While performing the duties of this job the associate primarily works in an outdoor environment exposed to adverse weather conditions as well as dirt and/or dust.
Responsibilities:
What you will do: As the RMMC, you will be responsible for executing and managing construction projects and renovations for a defined set of properties interfacing with local property management representatives.
You will also support maintenance operations, working closely with property operations leadership and on-site property management team members.
You will be responsible for embodying and working to reinforce The Life Properties’ Core Values.
What your day to day will look like:
Effectively manage all aspects for capital projects and renovations for each asset.
Work with the Director of Construction to complete scopes, take-offs, or other project related data to move projects effectively thru to completion.
Leverage a combination of existing and new contractor relationships to execute high-quality, cost-effective construction and renovation projects.
Work with property management leadership and onsite team members to ensure the maintenance operation is efficient, timely, and in line with budget parameters.
Work with the firm’s construction and accounting team to properly track project costs and assist with the construction draw process as needed.
Support maintenance operations by handling property inspections, expense oversite for maintenance and capex GL’s, service order/turn training and support, etc.
Assist with due diligence responsibilities as needed
