Description Responsibilities: Responsibility for delivering superior estimating and preconstruction services.
Lead role in providing all deliverables required for RFP responses, e.g., budget/bid, schedule, approach text, etc Performs all preconstruction, estimating or bidding functions on all projects with no limit on size.
Cost Management during preconstruction.
Design Management during preconstruction.
Options Analysis
– creative problem solving and able to propose value-adding solutions.
Responsible for ensuring the proper reviewing/proofing of competitive bids.
Takes the lead at creating a comprehensive ITB
– ensures subcontracts are bought out properly.
Active involvement in outside industry groups.
Enhance client relationships through high-quality service and successful project performance.
Promote positive subcontractor relations with all subcontractors and vendors, and continually instilling this philosophy in the project team.
Collaborate with Estimating and Purchasing departments during pre-construction to ensure profitability accuracy and thorough selection of subcontractors and their scopes of work.
Lead, mentor, and coach project team to ensure their skills and capabilities are leveraged to maximum value.
Identify and execute new business development opportunities within the industry.
Identify and attract top talent.
Formulate and develop contract terms with clients and communicate them and associated project risks to the project team.
Ensure that the project strategy is clearly defined and communicated.
Guide multiple projects and multiple project teams operationally in each phase including pre-construction, construction, and closeout.
Identify and mitigate potential risks.
Knowledge, Skills, and Abilities: 10 years in commercial construction of $100 required.
Expert knowledge and understanding of structural and MEP systems, corresponding unit costs, and the factors that affect construction cost.
Excellent presentation skills.
Strong client relationships.
Proficient at all takeoffs and is an expert at On-Screen Takeoff.
Can take off MEP systems and price these systems.
Familiar with Timberline Estimating.
Strong construction knowledge; understands new building systems including deep foundation systems, facades, and MEP systems.
Ability to produce conceptual/summary level schedules.
BS level education or professional certification.
Ability to assess and manage risk.
Knowledge of LEED Knowledge of Lean concepts.
