JLL: Maintenance Mechanic / Carpenter

JLL is seeking a Maintenance Mechanic / Carpenter to join our team in East Syracuse NY!

This opportunity will support our major global pharmaceutical client.This position has a strong focus on maintaining, troubleshooting and repairing facility equipment on all systems.

A very high percentage of “wrench time” is expected.

Individuals are expected to demonstrate carpentry, plumbing, sheet metal, sheetrock, maintenance & troubleshooting.Patch and paint office, both outside and controlled work environments.Prepare, prime and paint building interior and exterior surfaces.Maintain locking mechanisms, closers and doors.Perform general roofing repairs.Minor maintenance and repair plumbing components including toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps.This position requires the ability to analyze the operation of the various systems, determine the cause of any problem / malfunctions and takes corrective action as required.Successfully complete daily/weekly work assignments.

The individual in this role must be available for Call-in work and perform other duties as required.

This position will also have responsibilities at multiple buildings.

Some overtime is to be expected.Job Duties and Responsibilities: Maintenance and OperationsOversees operation, repair, P.M.

and install new piping and valves relating to plumbing systems.Performs preventive maintenance on all base building and critical system equipment which includes but not limited to: Eye wash/safety shower stations, containments and fire extingushers.

Responsible for assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate cleanup of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems, impending supply or material shortages to the Manager.Understands the engineering design and operational aspects of the building and critical support systems and components.

Must be able to immediately recognize system shortcomings, troubleshoot and respond to operational and emergency situationsChecks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition.Cross train back up, or others, as appropriate to the advanced levelCustomer Interface Good interpersonal and communication skills are a must.Confers/communicates with work order requestors.Coordinates with client representatives to understand their needs and ensure the work scheduled takes into account the operational windows for repair.Work Execution Ensure that work is performed efficiently with a minimum amount of disruption and inconvenience.Drive team efficiency and provide oversight and support as needed.Complies with departmental policy for the safe storage, usage and disposal of hazardous materials.Complete all assigned JLL and Client required training and complies with the established training standards at all times.Performs additional duties as requested.Maintains tools and orders supplies as required for installation and repairs.Maintains a clean and safe working environment.

Identifies and remediates all Environmental Health and Safety (EHS) issues as they arise.

Will comply with all JLL/client health and safety policies and procedures.Position Requirements: Education Minimum of a high school diploma.Special knowledge and skills Exposure to piping/plumbing systems and mechanical systems.Conflict resolution skills.

Excellent written and oral communication skills.Good interpersonal skills, ability to communicate well in both oral and written reports.Must be proficient in basic computer skills.Must be able to lift 50lbOverhead work / working at heights requiredSkilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicleAble to work in close places such as closets, crawl spaces, attics, vaults, etc.Able to work on roofs of buildings#LI-BT1#ZJLL#INDIFM
