Commercial Construction Project Manager – HospitalityProject Managers with prior hospitality experience preferred.Please include your projects list with your resumeThe Project Manager is a vital part of the team and responsible, with project executives and superintendents, for the profitability and success of the project.
From assisting in preparation and review of estimates for complex building assignment, a project manager plays a key role in the hard bid and design/build process.
Project Managers also award subcontracts, takes charge of all activities from the start to on time and on-budget completion; including complex projects such as institutional, government and office / corporate up to $50 million in size.
Project delivery types include design/build, negotiated GMP, competitive hard bids, and construction manager-at-risk contracts.Responsibilities: Monitor/control construction through administrative direction of on-site superintendent to ensure quality project is built on schedule within budget.Establish & maintain Master Progress Schedule to meet all time objectives.Assist in coordination of a safety program and a quality control program.Establish project objectives, policies, procedures and performance standards within scope of corporate policy.Establish & monitor administrative procedures for the project.Manage project staff, operations, and subcontractors to maintain budgets.Prepare Budget and Financial Reporting to manage financial aspects of contracts to protect company’s interest.Maintain General Contract and Subcontract Documents.Establish rapport and communicate with clients and company management; resolve issues and problems that involve cost or budget changes as contract specifics.Maintain Owner, Architect, Subcontractor & Vendor relations.Assure applications for payment and collection are properly disbursed.Develop the sub-contract; establish subcontractors on the project and administer the contract by coordinating, managing and supervising its implementation to ensure profitabilityKeep management informed on progress of project and budget.Supervise completion of punch list and follow up all warranty work.Complete close outs, documentation, warranty/guarantees, and O& M ManualsPerform additional duties as requested by corporate executives.Qualifications: Bachelors Degree in Engineering, Construction Science, Construction Management, or equivalent trainingMinimum of ten years commercial building experienceManagement of projects up to $50 millionThorough knowledge of the estimating processExcellent communication skillsGeneral Contractor experienceDesign/Build experienceCompetitive hard bid experienceProven negotiation and subcontractor buyout skillsStrong computer skills: Outlook, Excel, Word, MS Project Scheduling.
