My client is a family owned, successful and well-established company operating from Fort Myers and covering the Southwest Florida region, they have excellent client relationships and strong relationships with government officials and are involved in small service contracts and large $5 million
– $30 million ground up projects in commercial construction, educational, governmental, hotels and industrial.
They are looking for a Project Manager to join their team to manage multiple jobs with Supers on each generally at the Pre
– construction stage through to completion but sometimes with Preconstruction as well.
The role of the Project Manager will Involve: Managing a number of Projects in Southwest Florida with Supers on each.
Ensure that all projects are completed on schedule within the agreed budget; in substantial accordance with the contract documents; and that the structural integrity as well as quality of the systems and finishes remains high and without compromise Read and understand blue prints and specifications and ensure compliance.
Prepare budget from the estimate and submit to the accounting department.
Post and maintain logs (RFI’s, ASI’s, proposal requests, etc.) in the current Project Management Software.
Prepare all change orders to the contracts and purchase orders (Owner and Sub).
Review and approve (reject or modify as required) all invoices and pay applications, ensuring accuracy.
Maintain a contract summary log with change orders and other pending items with the current PM software.
Review of project cost reports and work to prevent budget overruns.
Prepare schedules of values for applications for payment (includes review of subcontractor SOV to ensure no front-end loading).
Prepare monthly applications for payment.
Post all changes to the contract documents (ASI’s, RFI’s, change orders, etc.).
Price out or assist the with costing all items pertaining to project extras (ASI’s, RFI’s, P.R.’s).
Prepare letters of transmittals as necessary within the PM software.
Prepare project correspondence.
Prepare, revise and update project schedules on Primavera P6 Software.
Prepare agendas and conduct pre-installation conference meetings with subcontractors.
Prepare pre-installation conference meeting minutes and distribute to all stakeholders.
Review and verify project as built drawings monthly with the project superintendent.
Prepare agendas, attend weekly subcontractor/Owner meetings and prepare minutes.
Prepare shop drawing review lists.
Expedite procurement and accurate review of all shop drawings.
Review daily job logs to ensure completeness and accuracy.
Maintain OSHA accident report forms.
Determine additional safety training for each project and coordinate with Superintendent and Corporate Safety Trainer.
Review daily manpower reports to ensure proper crew sizes from subcontractors.
Investigate and report on accidents and injuries.
Prepare and submit RFI’s to the architect through PM Software.
Assist in the preparation of presentations to the owner or other consultants as necessary.
Ensure the project remains on or ahead of schedule.
Ensure clean building and project site conditions.
Provide notices to delinquent or deficient subcontractors (contract violation notice).
Ensure quality control through supervision of ongoing work and verification of Q.C.
checklists.
Prepare punch lists and ensure their completion.
Ensure completion and/or correction of all warranty work.
Ensure company owned or leased equipment utilized on your project is properly maintained and operated (includes maintaining a schedule of rented equipment).
Prepare and transmit all Closeout Documents as required.
Participate in design development stages.
Any other activities deemed necessary for the success of the project Review Owner contract regularly.
Coordinate all field activities with the Project Superintendent, General Superintendent and/or Operations Manager Ensure that all record drawings are being maintained and logged.
Attend any continuing education and/or developmental training necessary to maintain any current certifications, and/or any certifications necessary for the development of the Company.

Be commutable to Fort Myers or willing to relocate (My client would be willing to help) Have experience of build projects ideally governmental and educational but this isn’t essential Be comfortable and happy to do everything in the job description.
