The ConstructionProject Manager is an essential member of the Arcland team. TheConstruction Project Manager will own the construction process from beginningto end. Responsibilities will include budgeting, bid management, qualitycontrol, driving schedule, construction administration, communicatingeffectively, and delivering best-in-class assets as a member of our 100+1% highachieving team. The Construction Project Manager will work with the Developmentand Construction team to streamline processes and enhance our efficiency. The Construction Project Manager will value personal growth, perseverance, andtaking pride in their work.
Key Responsibilities:
- Perform constructionbudgeting and organize data for enhancing the future budget process.
- Knowledge of critical pathmethod scheduling and common scheduling software.
- Perform quality reviews of constructiondocuments; civil, architectural, structural and MEP.
- Communicate ownerrequirements and enforce owner quality control program.
- Assist VP of Development andConstruction in creating and improving departmental initiatives i.e. ArclandQuality Control Program, Punch as you Go, hard and soft cost database, etc.
- Represent Arcland during kick-off meetings, preconstruction meetings, and progress meetings.
- Assemble GC bid packages andadminister bid. Address RFIs during the bid process and ensure all participantsreceive updated information.
- Vet General Contractors andsubcontractors.
- Ensure General Contractorcontractual performance by proactively seeking out impediments to progress andaggressively mitigating cost and schedule impacts.
- Track and own theconstruction budget. Coordinate project budget handoff with Development PM.
- Monitor the constructionadministration process: RFIs,Submittals, Document Revisions, Change Management, etc
- Thoroughly review the GCapplication for payment and lien waiver.
- Closeout projects to ensurethe Self Storage Plus brand requirements are met. Produce an exceptional,clean, well-built product. Ensure Asset Management receives all requiredcloseout documentation.
- Seek opportunities to usetechnology to streamline department responsibilities.
- Oversee development andimplementation of the LEED scorecard on LEED projects.
Key Qualifications:
- 3-5 years of progressive experience inconstruction management.
- Experience across the constructionproject life cycle: estimating, on-siteproject management, closeout.
- Willingness to work in an officeenvironment to achieve ambitious goals.
- An “Owners Mindset” defined as actingwith urgency to solve complex matters in a time and cost-efficient manner.
- Competence in reading drawings andperforming quality control in a fast-moving construction environment.
- Must have outstanding negotiation and criticalthinking skills. High attention to detail with great judgement when navigatingthrough complex issues.
- Must be motivated to thrive in anentrepreneurial, direct, creative environment.
- Bachelor’s in civil engineering, ConstructionManagement, or related field.
- Trustworthy, initiative-taking,passionate, and dedicated to high-quality work
