Position: REIT Tax Director Opportunity Snapshot If you have REIT experience, a background in corporate and partnership taxation, and strong self-motivation, this position offers you some very compelling opportunities.

The Requirements To meet the basic qualification for this role, you will have legal authorization to work permanently in the United States for any employer without requiring a visa transfer or visa sponsorship.
In addition, to be a good fit for the REIT Tax Director opportunity, you will have: A bachelor’s degree in Accounting or Finance At least 9 to 15 years of corporate tax experience, including public accounting and industry experience Solid experience with and working knowledge of US corporate and partnership with a focus on real estate industry; experience with international taxation is strongly preferred Solid working knowledge of and experience with real estate investment trusts (REITs) Experience and working knowledge of ASC 740 accounting for income taxes, FIN 48 and tax fixed asset depreciation and basis calculations Strong computer skills, including familiarity with MS Windows, Excel, Word, Outlook, etc.
Just as important will be the following competencies and characteristics: Excellent written and verbal communication skills Strong analytical and problem-solving abilities Solid organizational skills, great attention to detail and the ability to work under pressure and meet deadlines The ability to achieve goals and work independently as well as to manage staff and contribute as a team player Preferred but not required: Experience with tax structuring of US outbound/inbound investment Experience with US state composite filing and withholding tax calculations An active CPA A master’s in Taxation/or Accounting Big Four experience The Role Reporting to Senior Vice President of Taxation, you will join an influential global tax team that consists of members located in the US, EMEA and Asia Pac.
Your activities will include a mix of those listed below, although typically you’ll invest most of your time in managing US tax and REIT matters arising from global real estate investment and operations and overseeing US tax and REIT compliance.
In this role, you will work closely with the US tax team to interact with external REIT counsels and manage relationships with external US tax advisors/preparers on outsourced US corporate income tax compliance.
More specifically, you will: Review quarterly REIT compliance tests, manage REIT DD requests and monitor REIT compliance for global operations to ensure that DLR maintains its REIT status Oversee all tax reporting and REIT compliance matters in connection with quarterly earnings release, including preparing tax provisions to ensure adequate tax reserves have been established and managing external and internal auditors’ requests Coordinate with global tax team and oversee the collection of information requested in processing US tax compliance to ensure timely and accurate US tax return filings and payments with all appropriate US tax agencies Work closely with accounting to understand financial statement reporting for separate legal entities, including regular review of accounting system and financial statement information to ensure integrity of the reports for global tax/legal entities Work closely with SVP Tax to provide day-to-day in-house REIT and tax advice to other departments with respect to tax/REIT structuring on acquisitions or dispositions, capital market transactions and tax implications of FX exposure, and joint ventures and I/C transfer pricing considerations Coordinate with external tax return preparer and review calculation and payment of withholding taxes on quarterly distributions from DLR partnerships in compliance with regulatory state/composite withholding requirement Manage US tax election filings for all foreign entities to ensure timely and accurate filing of check-the-box tax elections Review and manage tax basis for global assets and depreciation calculations for taxable income projection and US tax compliance Assist the SVP Tax on ad-hoc projects including corporate tax budget and outbound REIT and tax structuring of investments, as needed Note: this description is intended to give you a general overview of the position and is not an exhaustive listing of duties and responsibilities.
Keys to Success Your technical knowledge of US Partnerships and REIT tax will be essential, but just as important will be the motivation to learn quickly, take on challenges enthusiastically, and contribute actively as part of a highly productive team.
To be clear, if you are looking for a role focusing on compliance, this probably is not the position for you You’ll have responsibilities in REIT compliance, but much of the corporate tax compliance is outsourced to a Big Four accounting firm.
To excel in this role you will be sharp and perceptive, bring the initiative to see what needs to be done and then take care of it.
In addition, you’ll use your analytical savvy, problem-solving skills and creativity to address problems independently and formulate a solution to the issues before bringing them to your manager.
The role will require a good deal of attention to details, so you’ll need to be more than just willing to dig in you should enjoy working through the details.
At the same time, you’ll need to be able to step back when necessary to consult on bigger-picture issues.
