Property Accountant

POSITION OVERVIEW & PURPOSE

BMC Investments is seeking a strong and experienced full-time Property Accountant to join the accounting team as the Company continues to grow. The ideal candidate will have experience working in a fast-paced, results driven environment. Candidates need the ability to complete periodic and ad hoc reports under strict deadlines and to critically review the reports for accuracy. The Property Accountant will report directly to the Controller and is responsible for the day-to-day accounting of multiple residential and commercial properties, as well as responsible for the accounting of several upper tier level entities. The Property Accountant will be responsible for reviewing A/R and A/P, monthly general ledgers close and financial statement preparation and analysis.

ESSENTIAL DUTIES & RESPONSIBILITIES

· Records and reconciles daily financial information.

· Performs month-end close procedures, including preparation of monthly balance sheet and income statement reconciliations.

· Prepares monthly financial statements including balance sheets, income statements, statement of cash flows, and budget vs. actual variance reports.

· Review monthly variance analysis prepared by Community Managers for accuracy and reasonableness.

· Prepare Monthly Development Draws to lenders

· Review and approve recurring and nonrecurring invoices within payment processing system.

· Assist with annual property budgeting.

· Serves as back up for Accounts Payable processing

· Assists the Property Manager with accounting, budgets, forecasting and general inquiries.

· Prepare and submit replacement reserve reimbursement requests.

· Prepare and submit quarterly use tax returns and review use tax returns prepared by others, if required.

· Assists in the preparation of annual recoverable charges reconciliation and assembles the necessary detail and back-up for the tenant’s use. Prepares management reports, including budget, payroll, insurance, tax, and CAM information.

· Assists Controller with year-end audit requests, as needed.

· Prepare trial balances for annual tax returns including reviewing fixed asset purchases and properly classifying for tax purposes.

· Supports asset management / investment team as needed.

KNOWLEDGE, SKILLS, & ABILITIES

· Excellent written and verbal communication skills, including writing reports, business correspondence, and procedural manuals.

· Ability to effectively present information and respond to questions from general management, asset management, property management, development teams, vendors, and lenders.

· Ability to define problems, collect data, establish facts, and draw valid conclusions.

· Ability to prepare, interpret, and present periodic financial results to senior financial management and property level management.

· Basic computer and software skills, including word processing, data entry and analysis, and presentation development.

· Advanced computer and software skills, including excel or equivalent.

· Ability to appropriately prioritize and manage multiple requests at once.

· Organized, detailed, reliable approach to duties and communication.

· Consistently professional, collaborative, and responsive approach to interactions with colleagues and vendors.

· Strong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently.

· Excellent judgment and ability to ask for help in critical applications.

QUALIFICATIONS & COMPETENCIES

BASIC

· Bachelor’s Degree in Accounting or Finance required.

· Knowledge of GAAP accounting.

· At least 2-3 years relevant real estate experience preferred.

· Experience with Entrata or other Property Management Accounting system preferred.

· Advanced Excel skills strongly preferred.

· Must be able to provide proof of eligibility to work in the U.S.

Job Type: Full-time

Pay: $55,000.00 – $70,000.00 per year
