Financial Analyst – Development Accounting

Position Summary

As a member of the professional staff, contributes general knowledge and skill in a discipline area (e.g. Accounting, Finance, Human Resources, Information Resources, Operations Planning & Support, Sales & Marketing) to support team and/or department objectives. Generally, works with considerable independence within well-established guidelines to complete assigned tasks.

Specific Job Summary (describe the nature and purpose of the position)

Manage the accounting and reporting of multiple development projects at all stages of their life cycle.  Responsible for accurate and timely financial management, reporting, budgeting, and forecasting of projects. Partner with iDP process team to identify and mitigate project risks to ensure projects are completed on time and on budget.  Maintain an environment of strong financial control and monitor compliance with company policies and procedures.

Expected Contributions

Performs the following types of basic tasks: analysis, auditing, budgeting, forecasting, research, and report generation.

Responds to, solves, and makes decisions on standard/routine business requests.

Responsible for own work and contributing to team, department and/or business results. May direct work to non-management staff.

Assists more senior associates in achieving business results by:

utilizing technical knowledge and skills to enhance business processes.

establishing priorities for self and, where appropriate, others.

allocating own time effectively to meet goals in a manner that does not disadvantage other associates or groups

contributing to department/unit budget as appropriate (i.e., input, following guidelines, etc).

Demonstrates an awareness of personal strengths and areas for improvement and acts independently to improve and increase skills and knowledge.

Performs other duties as appropriate.

Specific Expected Contributions (including duties and responsibilities)

Manages project forecasting and budgeting for assigned projects. Captures and monitor all commitments on a timely basis, performing financial due diligence review of contracts and change orders, and ensuring approval in accordance with company policy. Maintains a strong system of control within Development Accounting by (including but not limited to Sarbanes-Oxley requirements): Confirms compliance with company policies and procedures. Reconciles development related balance sheet accounts on a period basis, including reconciliations of Job Cost to General Ledger and Job Cost to PMWebb (or Excel) forecast maintained by the project management team. Ensures financial representation at all major bid openings. Leads accounting team in creation and utilization of improved reporting tools, processes, and procedures. Identifies and evaluates opportunities to assist business in monitoring and lowering project costs. Provides financial analysis of general contractors bidding on major projects – identify any contractors that could be a financial risk to the project. Performs timely period closes including reporting of project capital expenditures and forecasting annual project cash flow. Partners with the project management team to prepare total project forecasts for the Annual Project Updates and prepares variance analysis from prior forecast. Provides project financial information submitted for the Annual Budget, Long Range Plan, and periodic participative forecasts.  Prepares monthly reports and Development Status Reports which summarize project issues and exposure items, construction schedule, commitments, costs to date and estimated final cost as compared to budget and forecast. Conducts financial analysis to support managerial decision-making and special projects as requested.

Candidate Profile

Successful candidates should possess knowledge and experience and demonstrate strong leadership and relationship skills as follows:

Generally a professional position requiring general knowledge and experience in one or more disciplines and/or business operations and associate management.  College degree and/or relevant experience generally preferred.

Specific Candidate Profile (the education, experience, skills and attributes that are important for this position)

BS or BA Degree in Accounting or Finance, or equivalent work experience is preferred. 3-5 years of accounting & finance experience. Knowledge of real estate development or construction industry.  Detail-oriented and self-motivated with the ability to manage multiple projects in a dynamic, changing environment. Goal oriented with the drive and commitment to meet and exceed deadlines and expectations. Effective interpersonal and communication skills with a balance of assertive and cooperative characteristics. Ability to work with associates at all levels of the organization and in a project team environment. Proven analytic approach to problems. Proficient with Microsoft Excel and construction job cost systems.
